How Leyland Alliance Was Selected
On April 10, the City Council unanimously selected Leyland Alliance of Tuxedo, NY (with Duany Plater-Zybert Architects) as "master developer" for 30 acres of City-owned properties on and near the waterfront.
The Council narrowed the field of candidates from 19 to three after months of deliberation and numerous site visits. The three finalists were Hudson Companies (with Perkins Eastman architects), Leyland Alliance , and Majic Development (with TEN Arquitectos, PKSB Architects, Arete International, and the Most Worshipful Prince Hall Grand Lodge).
City officials and members of the Waterfront Advisory Committee visited projects or sites each of the candidates identified as representative of work relevant to the Newburgh waterfront project. They included: Roosevelt Island, NYC and Fort Greene, Brooklyn, (Hudson Companies), strategic redevelopment areas in Norfolk, Virginia, (Leyland Alliance), and sites in Palisades Park, New Jersey and New York City, (Majic Development). Visits included an opportunity to meet with municipal officials about their experiences with the individual developers. A report on these site visits is available.
“I am very pleased with the selection of Leyland Alliance because of their proximity to the City of Newburgh, and their excellent reputation,” said Mayor Nick Valentine, “but I’m even more delighted that this decision had the unanimous support of not only the City Council, but the Waterfront Advisory Committee as well. They were clearly the best choice for the City at this time.”
“By selecting a “master developer” for this highly desirable property, we can assure continuity in its design that will not only enhance the existing waterfront development, but link it to other parts of the City targeted for revitalization,” said City Manager JeanAnn McGrane. “Leyland Alliance’s philosophy of New Urbanism focuses on traditional neighborhood design, which means walkable, livable streetscapes in keeping with the vision the City’s founders had for this community.”
